Gibsonia is a short run east from the Wexford shop we work out of across the top of the North Hills. It is a postal address rather than a borough, so it covers a wide spread of Richland, Hampton, Pine and West Deer, and the properties change a lot as you move through it.

What that means for us is variety. Subdivision garages on one street, a 1960s ranch with a full basement on the next, then a property with a detached workshop or a pole barn on an acre. All of them sit on concrete, and most of that concrete has never had anything done to it. Start with the garage.

Why the concrete out here takes a beating

Route 8 gets salted heavily every winter, and what is on the road ends up on your floor. Salty meltwater runs off the tires into the pores of a bare slab, then freeze and thaw lifts the surface off in flakes. Around Gibsonia the garages are often deeper and the driveways longer, so there is more of everything coming in with the vehicle.

Workshops and barns add a second problem: oil. It soaks deep into an unsealed slab over years and it has to be ground past before any finish will hold. That is normal prep for us, not a surprise, and it is part of why sealing a floor properly in the first place saves so much trouble later.

Yes, and we do a lot of them out here. The slab usually has oil soaked into it, which gets ground past before anything goes down. Tell Rick what happens in the building and he will spec it.

My garage floor is flaking apart. Is it too late?

Usually not. That flaking is salt and freeze and thaw taking the top off the slab, and Route 8 gets plenty of salt. If the concrete underneath is sound, a new wear surface and a coating fix it.

Does the building need power and water?

Power yes, because the grinders and vacuums run off it. Water is helpful but not essential. Rick will check what is available at the estimate so nothing holds the job up on the day.

Do you pour a new slab if mine is past it?
